Bosa Properties’ – SEAandSKY

In December, Bosa Properties and Kingswood Properties announced they will be releasing Phase 2 of their masterplanned community in 2019 having now received a development permit.  Phase 2 consists of 134 – 2 & 3 bedroom townhomes which will have the same floors plans as Phase 1.

Phase 1 construction is well underway with several buildings framed to the second floor, foundations poured and/or formwork being completed.

Here’s a snapshot of the masterplanned community being considered.  Phasing and product type depicted in this rendering are subject to change.

Redbridge Development

Kingswood Properties announced they will bring to the 2019 market 267 apartments and 27 townhomes consisting of 1, 2 and 3 bedrooms.  The site is located at 1500 & 1606 Scott Crescent across from Mag’s 99 at Upper Mamquam Channel.

Solterra has been working with the District of Squamish for the past 18 months finalizing the details of their new development.  Here is a schematic of the 3 buildings (2 residential & 1 commercial) situated between Main Street and Vancouver Avenue on Cleveland Avenue.  It is anticipated these homes will be released late spring 2019.

Bosa Properties’ Masterplanned Community

Bosa Properties’ masterplanned community is located at 1500 Highway 99 behind the Shell gas station and Mag’s 99.  The 53 acre property consists of 7 phases.  Phase 1 consisting of 83 townhomes was released mid-May.

Just released on the District of Squamish’s development showcase are preliminary design details for Bosa’s Phase 2 development permit. Phase 2 is slated to be released early 2019 in conjunction with an official community launch. The presentation centre and showhomes are under construction, now.

Phase 1 is 85% sold with a select number of townhomes available for sale.  Several building permits have been released in Phase 1 with construction underway, also.

Newport Beach Development Update

The Oceanfront Development aka Newport Beach is being developed by Cornerstone Developments and Squamish Nation. The property is located between Howe Sound and the very south end of Cleveland Avenue.

While it may seem like nothing is happening at this site, there is a considerable amount of work behind the scenes required to bring this masterplanned community to life starting with the waterfront park and access road. It is anticipated the park will be under construction by the end of summer 2019 with the detailed designs for the park soon be presented to the public. Whereas, the new access road is well underway with a slated completion of spring 2019

Also, in play are the required approvals from the Department of Fisheries and Oceans and the Ministry of Environment before construction approvals are given. The site used to be home to a chemical plant. Every two years the developer has been testing ocean crabs for their mercury levels to ensure mitigation is properly undertaken. Recent tests indicate a downward trend so talks with the Ministry of Environment are getting closer to a green light. The site will also be raised 3 metres with clean soil.

There are currently designs for an office building on the site with the developer looking for suitable tenants. Construction will commence once tenants are signed.

The planned education campus will likely be a conglomerate of schools with several partnerships. Discussions are underway.

Lastly, the developer is also looking into light rail opportunities through the Sea to Sky corridor. Twenty-first century development is going to require unique solutions to move people to and from centres. The proposal for the light rail is in the very preliminary stages with the province, federal government and District of Squamish starting with a study to analyze the feasibility of this both economically and engineering-wise.

Solterra Developments – 37870 Cleveland Avenue Rezoning

Solterra Developments is proposing to amend the current CD-37 zoning on the property. The developer’s proposal includes an 8 and 6 storey mixed-use building. Building 1 would consist of 78 units with 31 market rental units. Building 2 would consist of 76 units. Parking access will be located on Loggers Lane to promote pedestrian access along Cleveland Avenue. The buildings are proposed to be setback to ensure a human scale at street level and create more view opportunities of the Chief.

Bosa Properties’ Masterplanned Community, Waterfront Landing – Coming 2018

A waterfront master-planned community of approximately 950 townhomes and condominiums just steps from downtown Squamish. This community will feature a waterfront park, public plaza with amenities, shops, cafes, a network of trails and pedestrian corridors.

Phase 1, Bosa Properties’ flagship neighbourhood will consist of 88 townhomes with the following unit mix:

38 – 2 bedrooms + flex at 1,202 sq.ft.;
5 – 2 bedroom + flex at 1,321 sq.ft.;
6 – 2 bedroom + flex + secondary suite at 1,658 sq.ft.

The architecture is divided into two distinct typologies. Gable Homes are smaller, street-facing 2 bedroom units. They reflect Waterfront Landing’s industrial past with prominent gable roofs, bold colours and corrugated metal cladding. Whereas the Shingle homes are larger, community-focused 3 bedroom units. They feature shed roofs, as well as a sophisticated, contrasting monochromatic colour palette.

All buildings incorporate contemporary design detailing with warm, wood-accented ground-oriented entries, direct access to yards and outdoor decks/patios, articulated side elevations and large ages of glazing to maximize natural.
